Greenery
Underpinned by a commitment to healthy urban living, Talbot Village will nearly three hectares of open space, transforming more than 15% of the site into parks, playgrounds and wetland reserves accessible within 200 metres of every home.
A green spine will traverse the development, with rear-accessed parking via laneways allowing for more than 2,000 metres of streets without driveways, enhancing the streetscape’s safety and walkability.
An expansive network of walking trails, cycling routes, exercise areas play nodes will seamlessly integrated Talbot Village with the nearby Davis and Meade Reserves, Talbot Park, and the Huntingdale Golf Club, encouraging an active and rejuvenating outdoor lifestyle.

Connectivity
Generously fulfilling the principles of a 20-minute neighbourhood, Talbot Village will be a pedestrian and bike friendly community with an exceptional network of trails and pathways proving access to Oakleigh’s existing services.
65 per cent of the site is within walking distance of the existing public transport network, and the project team are committed to advocating with Public Transport Victoria to increase the frequency of local services. Key pedestrian and cycle thoroughfares alongside direct bus routes will connect residents to everyday essential destinations with ease.
Community
Talbot Village aims to deliver a thriving, interconnected urban community, creating a diversity of convenient amenities and facilities that enrich the lives of residents, workers, and visitors.
A Village Square at the heart of the neighbourhood provides a flexible public plaza for community gathering and events and other opportunities for boutique grocery or specialty retail stores, a healthcare centre, and a co-working space and small business hub.
Included in the masterplan is a local makerspace and tool library, a flexible community space, and the possibility for a childcare or early learning centre. New pathways enable safe walking and cycling routes to existing education facilities, including the nearby Clarinda, St Andrew’s, and Oakleigh South primary schools, and South Oakleigh College.
An estimated 349 jobs will be supported through construction, in addition to 277 ongoing jobs through local businesses and services located within the Village in perpetuity. Improved connections to existing office, retail, and business centres create more employment opportunities for residents.

Housing
With over 1,000 dwellings, including 10 percent allocated as affordable housing, Talbot Village will introduce much-needed housing diversity for a broader range of income earners in Melbourne’s desirable inner east.
The masterplan features a variety of townhouses, terraces, and low-rise apartments designed to accommodate evolving local housing needs. Building heights have been sensitively scaled to two storeys along residential borders to generously interface with Talbot Village’s surrounds.
Delivering a unique community focused on diverse, safe, and inclusive living, each resident will be seamlessly connected to all that Talbot Village and its surrounding neighbourhoods have to offer.
Sustainability
Underpinned by a dedication to environmental responsibility, Talbot Village will provide a low-impact address that complements and enhances the residential and environmental landscape of Oakleigh South.
Extensive assessment, research, and analysis has been conducted by expert consultants and independent auditors to ensure the safety and liveability of the former quarry and municipal landfill. A statutory environmental audit (EPA) has confirmed the Talbot Village site as suitable for residential use, subject to management controls during construction and ongoing management plans to ensure the site’s liveability for current and future generations.
Led by Talbot Village’s experienced team, comprehensive safety and quality management plans have been put in place to transform the former quarry into a desirable destination for living, working, and recreation – setting a benchmark for urban regeneration.
